Most Common Deed Violations Found

The following are by far the most common violations found throughout the villages:

  • Lawn Violations- This is by far the most common violation area.  A violation in this area has the most impact on property values. A beautiful lawn has a great impact on a buyer’s opinion of a property. The violations relating to lawns include but are not limited to :
    • Edging not being done along the house, fence and sidewalks
    • Large patches of dead/dying grass due to bugs, poor fertilization
    • Poor irrigation of lawn and landscaping
    • Weeds found in lawns and flower beds
    • Weeds found in sidewalk and driveway joints
    • Little or no mulch around trees and other areas of gardens
    • Longer runners along sidewalk and street area

 

  • Parking Commercial Vehicles In Driveways and Streets

 This is a major problem in many of our villages. The Board of Directors has determined the following to be deemed a commercial vehicle:  Deed Violations for commercial vehicles will be STRICTLY ENFORCED.

    1. Any vehicle that bears advertising
    2. A vehicle loaded with tools,  ladders or racks for carrying ladders and pipes
    3. Any van with no rear seats for passengers

Note: The association has clear authority to have a towing company impound any improperly parked vehicle within the Ballantrae subdivision.

Signs for Stepps Towing are posted at the entrance to all Ballantrae Villages. If you have commercial vehicles improperly parked and have received violation letters from the Association prior to discovering your vehicle “missing”. It is likely to have been towed and it is not stolen. Check with Stepps Towing @ 813-994-6590

 

  • Garbage Cans In View On Non-Collection Days
    • This violation is the easiest to correct of all of the common violations. The deed simply requires your garbage can to out of public view on Non-Collection Days. This means it must be in your garage or behind your home on these days. The collection days in our community are as follows:

Accurate Waste- Mondays & Thursdays

Waste Services of Florida – Wednesdays & Saturdays

 

  • Pooper Scooper Violations-

All dog owners are to properly dispose of animal feces as required by Florida State Law. DO NOT throw animal feces in the Ballantrae ponds. People fish from these ponds and eat those fish. The animal feces carry many germs and diseases including ringworm.
